Why Would You Invest in Dubai?

Few markets combine tax efficiency, strong yields, long-term residency and a government with a published growth agenda. Dubai offers all of them.

No personal income tax on your rent and no capital gains tax for individuals when you sell. What you earn, you keep.

Net returns of 7–12% on the right properties, with no income tax on your rent and tenant demand that keeps growing with the city.

A blueprint for a population of around 5.8 million, five urban centres, new transport links and more green space.

10 yr

Golden Visa

Invest AED 2M+ in property and you may qualify for renewable residency for you, your spouse and children.

Non-oil

Diversified economy

Growth driven by trade, tourism, logistics, finance and technology, with oil now a small share of Dubai's economy.

Questions I hear every week.

Can foreigners buy property in Dubai?
Yes. Foreign nationals can buy freehold property in designated areas, which cover most of Dubai's popular communities, including Downtown, Dubai Marina, Palm Jumeirah, Business Bay and Dubai Hills Estate.
Can I buy without travelling to Dubai?
Absolutely. Most of my international clients buy remotely through video viewings, digital document signing and secure bank transfers. Where needed, a power of attorney can handle registration on your behalf.
Do I pay a commission when buying off-plan?
When buying directly from a developer at launch, the developer typically pays the agency fee, so there's usually no buyer commission. On resale (secondary) property, a buyer commission (commonly 2%) normally applies. I'll always tell you upfront.
What are the costs on top of the purchase price?
The main one is the 4% Dubai Land Department transfer fee, plus registration and admin fees. If you use a mortgage there are bank fees and a mortgage registration fee. After handover, you'll pay annual service charges to the building's owners' association.
Does an off-plan property qualify for the Golden Visa?
Off-plan property can qualify when the value is AED 2 million or more, subject to current rules and the amount paid. Criteria are set by UAE authorities and can change, so I check eligibility for your specific case before you buy.
Is my money protected when buying off-plan?
Off-plan payments in Dubai are made into a RERA-regulated escrow account for that specific project, and developers can only draw funds against verified construction progress. Choosing a developer with a strong delivery record adds another layer of protection.
